ZOM Living, Liberty Senior Living partner on Florida luxury community

Plans for a new senior living community in Wellington, Florida have been announced following a partnership between ZOM Living and Liberty Senior Living.

The developer and operator partnered for the first phase of Wellington Bay, a 46-acre, 424-unit senior living community. The first phase includes 159 IL residences that are now open, with the Lisbet Health Care Center slated to open in early 2023 that will include AL and memory care units.

The centerpiece of the community is a two-story, 65,000 square-foot clubhouse featuring multiple fine dining venues along with indoor and outdoor heated pools and hot tub, fitness center with personal training, spa and salon and outdoor recreation courts for bocce ball and pickleball.

Floor plans for IL units include one-and-two-bedroom layouts with open floor plans and upscale finishes with numerous windows to bring in natural light. Other layouts include the three-story, elevated garden flats with waterfront views. Free-standing homes are also an option with single-story villas available that include two-bedrooms, two bathrooms, two car garage and a private patio.

Multifamily developer ZOM Living has joint ventured or directly developed over 24,000 apartment units nationwide with an aggregate value of nearly $5 billion. The company recently established a senior housing division with three active senior housing developments underway in Florida.

Liberty Senior Living, based in North Carolina, is a division of Liberty Healthcare Management has 22 senior living communities under development and current operation.

Ryan Companies, Grand Living and Castletop Capital start construction on Texas site

Ryan Companies US, Grand Living and Castletop Capital recently announced the start of construction for Grand Living at The Grove in a mixed-use development in Austin, Texas.

The community will allow residents to age in-place even as their acuity levels change. The five-story senior living community will be approximately 348,300 square-feet with 186 IL and AL apartments along with 36 memory care units.

Floor plans range between studio, one-and-two-bedroom apartments and some apartments will also include den areas as living spaces range from 450 to 1,600 square-feet.

Amenities include a Grand Lounge and Legends Club, Grand Library, and three dining venues along with a performance theater, spa and fitness center. Other shared amenities include a full-service salon, pool and courtyard with therapy rooms, game rooms, gift shop, chapel and outdoor amenity spaces.

Ryan and Grand Living have partnered on three other senior living developments in Texas including Grand Living at Georgetown, Grand Living at Riverstone in Sugarland and Grand Living at Tuscan Lakes in Houston.

The community is expected to be complete in late 2024.

Latitude Margaritaville Hilton Head expands amenities

The final phase of luxury, resort-style amenities for Latitude Margaritaville Hilton Head are now complete in Hardeeville, South Carolina.

Newly-opened amenities include the Last Mango Theater, along with a Workin’ N’ Playin’ Center that includes a business center with conference room and workstations. Other amenities include an arts and crafts room and a pottery studio, with multi-purpose rooms for seminars, games, club activities and more.

Expanded amenities also include two additional tennis courts, three pickleball courts and bocce ball courts with lighting for night play. A pet spa was also added as part of the upgrades.

The Latitude Margaritaville communities are developed by master developer Minto Communities and the global lifestyle brand Margaritaville.

Texas community holds grand opening

A new AL and memory care community, Apex Oaks at Clear Lake, recently held its grand opening ceremony near Galveston, Texas.

The community boasts resort-style amenities, including a grand dining room, community lounges, fitness and wellness center, salon, massage rooms, library, computer rooms, a cafe and more.

While promoting independence, the community offers on-site, 24-hour care and assistance in daily tasks. The community’s memory care environment is designed with structure, safety and set routine in mind for those with Alzheimer’s or other dementias.
