The Integral Group starts construction on Florida property
The Integral Group recently held a groundbreaking ceremony for the Wellspring Apartments, a property in Miami, Florida that offers affordable living options to older adults.
The Wellspring Apartments will include 99 units, 67 of which are designated for residents below 50% of the area’s median income with the remaining units for those below 60% of the median income.
At 81,350 square-feet, the community includes a community room, library, fitness center, community care center with a full kitchen and a covered terrace.
The $13.4 million project was funded through equity provided by PNC Bank as part of the Low Income Housing Tax Credit funds.
Final stage of construction adds affordable living to New York campus
New York Governor Kathy Hochul announced the start of construction of a 287-unit affordable and supportive housing project in the Brownsville neighborhood of Brooklyn, according to a news release on the project.
The three-story building is the second and final stage of construction that will bring a total of 635 units to an underused space of the Marcus Garvey Apartments campus through a $25 billion housing plan to preserve 100,000 affordable homes across New York.
All three buildings of the addition will be all-electric with geothermal systems for HVAC and include multiple social service offices and programming spaces. Other shared amenities include recreational courtyards, bike storage and resident lounge.
The Osborne Association, Services for the UnderServed and L+M Development Partners serve as the project’s joint developers. A phase of 348 affordable living units was finished in 2022.

Blakeford Senior Life opens $75M expansion, launches foundation
Blakeford Senior Life, a nonprofit senior living provider, announced the completion of a $75 million renovation project at its Green Hills campus.
The company also announced the formation of the Blakeford Foundation to further reach older adults in the Nashville, Tennessee area.
The renovation added a dedicated memory care wing, new independent living apartments, fitness and aquatics center along with new dining options and a physical therapy wing. In total, the expansion added 175,000 square-feet to the existing 300,000 square-foot campus and first saw construction start in 2020.
The new physical therapy space opened in 2022 followed by the new memory care wing later that year, along with four new dining options in the independent living building in July of last year. The aquatics center and improved staff amenities were final projects completed ahead of the recent grand opening.
In total, the full expansion now adds 125 more residences and improves amenities across the campus.
National Church Residences marks grand reopening of Ohio community
National Church Residences recently held a ribbon cutting ceremony for the grand reopening of Hoover Place, marking the end of a $9.2 million renovation to the community for low-income adults aged 55 and older.
The 144-unit apartment complex offers independent living with a mix of one and two bedroom units. The three-story community includes amenities of a community room, shared community kitchen, library, activity room, private patio and walking paths.
The community was first built in 1999, with National Church Residences managing nearly 800 units of affordable senior living at 10 communities in the Dayton, Ohio area. Renovations to an additional community, Grand Place on Salem Avenue, are also underway and are scheduled to wrap up by the end of this summer.
