New LCS community set in Massachusetts

Woburn, Massachusetts will be home to the Delaney at The Vale, a new senior living community offering IL, AL and memory care units for Life Care Services (LCS).

The community will include three connected buildings and include high-end amenities, upscale concierge services and on-site parking.

Senior living developer starts on first community

Avenue Development recently started construction on Viva Bene, an active adult community in St. Peters, Missouri.

The 195,000 square-foot community offers 161 apartments with shared amenities, including a wellness hub, fitness center, yoga room, multi-use space with wellness education and cooking demonstrations.

The development comes amid a partnership with primary care provider Sevi Health to offer wellness amenities to residents and help navigate the health care ecosystem.

Carbon Companies enters senior living in Texas

The Woodland Cottages of Fredericksburg, a new multifamily senior living community, is under construction in Fredericksburg, Texas.

The community is Dallas-based Carbon Companies’ first entrance into senior living as part of a partnership with Shepherd Development LLC.

The cottages include 62 units on nine acres. One-story units range from 900 square-feet one bedrooms to two-bedroom cottages with the largest floor plan of 1,400 square-feet. Cottages include roll-in showers and have open-concept floor plans, with some including garages, patios and fenced-in yards.

The community will be gated and include a pool, fitness center, community center, on-site staff and a social calendar of events.

Design was handled by GSR Andrade Architects and construction will be handled by Carbon Companies.

The first units are expected to be completed in the fourth quarter of this year. 

Affordable senior living project underway in Hawaii

A joint project between EAH Housing and Hawai’i Island Veterans Memorial Inc. will lead to the development of residential units planned for a master-planned complex in Hilo, Hawaii.

Hale Na Koa ‘O Hanakahi will be built on 5.5-acres and include 92-units of affordable living units for veterans, surviving spouses and other income-qualified seniors age 62 and up.

The $58 million project features four, two-story buildings and includes on-site parking, laundry facilities, a central community center and multi-purpose room. One-bedroom units will be offered at rents of individuals earning between 30% to 80% of the area median income, in line with federal guidelines.

The project is funded through $30 million from Hula Mae multifamily bond financing and $16.9 million from Rental Housing Revolving Fund loans and $2.5 million in annual state and federal low income housing tax credits from the Hawai’i Housing Finance Development Corporation.

Construction is now underway and slated for completion in 2025.

Memory care addition set for Cardinal Ritter Senior Services

Cardinal Ritter Senior Services’ Shrewsberry, Missouri campus recently saw the completion of a memory care addition, Our Mother of Perpetual Help Memory Care.

The single-story memory care community adds two memory care households of 13 private units, with a small-home concept guiding the overall design of the project to create a more home-like, non-institutional setting for residents.

The addition includes bold door colors in neutral hallways for wayfinding, along with custom-painted backs of memory boxes to match door colors to help residents find their units. Accent paint colors were used in resident bathrooms to make fixtures easy to use.

All spaces encourage socialization and wellness. Common areas include an open floor plan and multiple dining options are available.

The project was a joint venture between Vessel Architecture, BSI Constructors and Spellman Brady and Company.

New affordable senior community underway in Virginia

KCG Development recently announced the groundbreaking for Park Landing, a new affordable senior living rental community in Woodbridge, Virginia.

The 250-unit community includes 151 two-bedroom apartments and 99 one-bedroom apartments. Units will include granite countertops, stainless steel appliances and high efficiency laundry units. Residents will have access to a recreational courtyard, outdoor pool, sensory garden, fitness center, wellness room, art studio, gaming room and a large community room for social activities.

Units will be reserved for households with incomes not to exceed 60% of the area median income, with projected rents ranging between $1,500 and $1,700 depending on the apartment type.

Construction started late last year and is expected to conclude in mid-2024.

Two Pegasus Senior Living communities open in California

Two senior living communities in the North Los Angeles and San Bernardino areas are now open for memory care residents.

The Havens at Antelope Valley in Lancaster and Whispering Winds of Apple Valley in Apple Valley serves memory care residents.

Liberty Senior Living hosts grand opening of Florida community

Liberty Senior Living recently held a grand opening and ribbon-cutting ceremony for its new luxury senior living community, Wellington Bay in Wellington, Florida.

The community features luxury IL options including upscale apartments, garden flats and villas. The 40-acre site includes expansive trails and recreation areas with pickleball and bocce ball courts, plus an outdoor pool. Wellington Bay also has multiple fine and casual dining venues and lounges.

Its 65,000 square-foot clubhouse includes an indoor pool, spa, library, theater, meditation room, club room, art room and more.
