Benchmark Expanding to Washington D.C. Metro Area

Benchmark Senior Living, provider in the northeast, is set to expand to the greater Washington, DC area and in Virginia with a new assisted living and memory care community in Alexandria, Virginia.

Benchmark at Alexandria includes 100,000 square-feet of retail space, include a Harris Teeter grocery store and Silver Diner.

The property will also include multi-family condominiums and apartments, office space and daycare along with a Montessori school.

The 10-story building will have 89 modern assisted living and 26 memory care apartments in various floor plans. A club room, casual bistro, wine tasting suite, penthouse level café and rooftop deck will also be included in the project.

The community will be Benchmark’s 65th senior living development and is expected to open in 2024.

Evergreen Starts on $30M Affordable Community in Suburban Chicago

With a planned groundbreaking on a $30 million redevelopment project in Bellwood, Illinois, Evergreen Real Estate Group is making steps towards offering the latest senior living addition to the Chicago metro area.

The 73,228 square-foot redevelopment of a former Walgreens pharmacy will include a four-story, 80-unit affordable rental community for seniors.

Bellwood Senior Apartments will offer 76 one-bedroom and four, two-bedroom independent living apartments for seniors 62 and older, with incomes at or below 60% of the area median income.

Applications for the apartments open in the spring of 2023 and the project is expected to be completed by mid-year 2023.

Apartments will feature full kitchens with appliances, accessible bathrooms, window treatments and intercom entry systems. Shared amenities include laundry rooms on each level; community rooms on floors one, three and four; a fitness center; and storage rooms.

​​New York Project Tops Out

Lendlease, a global real estate firm, announced its Garden Towers senior living community in New York City is finished with construction as interior work remains underway.

The two residential buildings bring together 149 rental units for low income residents 62 and older.

The project is expected to be complete next year. Project amenities include three multi-purpose rooms, a social services suite, computer room, on-site laundry, indoor bicycle storage and resident parking.

Developed under New York’s Department of Housing Preservation and Development’s (HPD’s) Senior Affordable Rental Apartments (SARA) program, 30% of the units at Garden Towers are set aside for homeless seniors. All apartments will be affordable to households earning at or below 50% of the Area Median Income.

Tutera Finishes Kansas Luxury Community

The Village at Mission, an upscale, rental-based senior living community operated by Tutera Senior Living and Health Care opened in Prairie Village, Kansas recently.

The first phase, a $6.5 million renovation, is now complete. Tutera Senior Living acquired The Village at Mission property in June 2021 and the renovation included a 73,000 square-foot remodel of 26 resident apartments and first-floor common living spaces to meet Tutera’s standards.

All units were renovated with new furnishings and shared spaces were also upgraded, including a main dining area, bistro lounge, fireside lounge, fitness center, multipurpose room, activity/cooking room.

In the upcoming second phase remodel, Tutera will add a 2,500 square-foot therapy gym and 18,000 square-feet of rehabilitation suites on the first floor and 14 memory care suites on the second floor. The community will encompass 93,563 square-feet for assisted living, memory care, rehabilitation and extended stay. The second phase of the project is expected to be completed by the end of 2023.
