Anthology Project in Chicago Has Designs Updated

Chicago-based firms Anthology Senior Living and K Giles announced updates to the redevelopment of a former high school into a 22-story senior living community on Chicago’s lakefront in the Uptown neighborhood, as reported by Chicago YIMBY.

The unit count has been reduced from 200 to 192 units, and some of the one-bedroom layouts were converted to two-bedroom layouts to better fit demand, YIMBY reported. The project originally included 495 residential units that was scaled to 450, and then later to 437 total units while nearly half are dedicated for senior living.

In 2020, Anthology launched a senior living affiliate of diversified real estate investment and development firm CA Ventures, with Giles having brought the site to Anthology. CA Ventures and Giles are longtime partners, having collaborated on projects such as the conversion of the historic Old Colony building in downtown Chicago into student housing.

The project’s overall parking component has remained the same with 96 vehicle spaces included in the building along with a 22 spot vehicle adjacent lot.

YIMBY reported developers are currently still finalizing the purchase of the property and will need to get city council approval ahead of construction.

Should it come to fruition, this would join existing Chicago senior living highrises such as The Clare, The Admiral at the Lake and The Breakers.

Resort-style Community from MorningStar Coming to Fort Collins

MorningStar Senior Living, Haselden Real Estate Development and Post Modern Development recently broke ground on a 188,000 square-foot senior living community in Fort Collins, Colorado.

MorningStar Senior Living at Old Town will offer 160 suites for independent living, assisted living and memory care residents. The project will be the first mixed-used senior living community in Fort Collins and more broadly Colorado, offering complementary retail and office space on its first floor.

Retail is likely to include banking, dining and pharmacy, the partners said in a news release. Amenities will include a swimming pool, fitness center, therapy room, business center, club room, theater, courtyard and dining terrace.

The community is scheduled to open in early 2024.

Texas Project Marks Latest Collaboration Between SilverPoint, Journey Capital

SilverPoint Senior Living and Journey Capital announced plans for the development of Edition Senior Living of Fort Worth in a new luxury assisted living, independent living and memory care community.

The 100,000 square-foot community will include 101 assisted living and memory care units, marking the fifth collaboration between SilverPoint and Journey Capital.

A groundbreaking is planned for the end of 2022.

Treplus Plans Active Adult Community

Triples Communities announced plans for an age-restricted active adult community in Grove City, Ohio at Sugar Maple Commons.

The 105 unit apartment community is located on a 21-acre property. The community will offer single-family residences with premium amenities, programming and more.

A groundbreaking ceremony is set for May 19 for the project.

New York Community Holds Grand Opening

Gurwin Healthcare System will soon open Fountaingate Gardens, an independent living community in Commack, New York. The age-restricted community is the final portion of its broader continuing care retirement community (CCRC) joining Gurwin Assisted Living, Nursing and Rehabilitation facilities.

A main feature of Fountaingate Gardens is the clubhouse, the social hub of the 34-acre, 460 unit community.

Amenities include a saltwater pool, salon and spa, yoga studio, library and fully-furnished apartments.

Construction Underway for Texas Project

KWA Construction has started broken ground on The Avenida Carrolton, a resort-style active adult community for those 55 and older.

The project will consist of 155 rental apartments including one and two bedroom floor plans, along with 48 duplex and triplex cottages consisting of 35,000 square-feet of interior and exterior amenities. The interior amenities will include a great room, private dining room, fitness center, yoga and dance studio, salon, and creative arts studio. Interior amenities include a pickleball court, pool and spa, poolside grilling and lounge area, and community gardens with a dedicated farm-to-table courtyard.

The residences include designer flooring, quartz countertops, walk-in closets, step-in showers, and private patios and balconies. Apartment floor plans will range from 686 square feet to 1,285 square feet; with duplex and triplex cottages ranging from 1,360 square feet to 1,490 square feet equipped with attached garages and front and back yards.
