Trammell Crow Plans Mixed-Use Senior Living Development Near D.C.

Real estate developer and investor Trammel Crow Company has announced plans for a new senior living community in Alexandria, Virginia, that will include senior living, a medical office building and ground-floor retail.

As planned, the 18-story development will have about 215 independent living, assisted living and memory care units. An adjacent medical office building is planned to span about 10 stories, with about 12,000 square feet of ground-floor retail.

Trammel Crow is the project’s majority investor, and other development partners included JM Zell Partners and CBRE Global Investors. Senior Resource Group (SRG) is slated to manage the senior living community, with Remedy Medical Properties managing the medical office and retail. Perkins Eastman is designing the senior living community, while SmithGroup is designing the medical office building.

If all goes according to plan, construction will begin in the third quarter of 2022 and wrap up in the fourth quarter of 2024.

Senior Living Developer Plans New Jersey Community

Senior living developer Braemar Partners is planning a new senior living community slated to be managed by The Arbor Company in Basking Ridge, New Jersey.

The planned community, Arbor Terrace Basking Ridge, is set to include 80 units of assisted living and memory care. In particular, the memory care program will include two levels of care for residents living with dementia.

$22.8M Bond Paves Way for Senior Living Construction

A $22.8 million bond placement that Lument Securities recently has paved the way for the construction of The Retreat at Indian Land, a senior housing community in Indian Land, South Carolina developed by Whitehall Senior Living and set to be operated by Phoenix Senior Living.

The community is planned to have 87 units of independent living, assisted living, memory care, and respite services.

Sparrow Partners Breaks Ground on Two Active Adult Communities Near Las Vegas

Sparrow Partners has started construction work for two new active adult communities coming together in the Las Vegas metro area.

The first community, Mera Rhodes Ranch community, is set to have 173 units, while the other Mera Henderson, is set to have 189. Amenities at both properties are planned to include a resort-style pool and sundeck, fenced-in dog park, fitness center, game room, craft room, media lounge, bocce and pickleball courts and a two-story clubhouse with a community kitchen and coffee bar.

Both communities are slated for one-and-two-bedroom apartments with monthly rates between approximately $1,300 and $2,800.

Sparrow partners is the builder and owner of both communities, with its subsidiary, Sparrow Living, serving as operator.

RLC to Break Ground on Iowa Community

Resort Lifestyle Communities (RLC) is set to hold an Aug. 25 groundbreaking ceremony for Glen Meadows, a $30 million senior living community coming together in West Des Moines, Iowa.

The project is set to span approximately 180,000 square feet and include a range of public-facing amenities, including an in-house bank, pharmacy, gift shop and salon.

Aegis Opens Washington Community With ‘Old-World Italian Charm’

Aegis Living has opened the doors at Aegis Living Kirkland Waterfront, a new senior living community in Kirkland, Washington.

The community has 106 apartments for residents. The community “combines the old-world, Italian charm with modern amenities,” according to Aegis. Amenities include outdoor al fresco dining; a wine cave; pub; wellness suite with a salon, barber, fitness center; themed activity rooms; a juice bar; and a top-floor lounge.

The community’s design includes elements such as stucco walls, wood tones, colors inspired by the sea and stone mosaics. The community’s courtyard also has an Italian gondola and an area modeled to look like Roman ruins.

Montessori Senior Living Community Opens in New Mexico

Amaran Senior Living, an Albuquerque, New Mexico, community that integrates the Montessori educational philosophy into its assisted living and memory care programming, has opened its doors to residents.

The 72-unit community includes multiple dining venues, a rooftop terrace and bar, full-service spa and salon, fitness center, art studio, workshop, theater, game room, demonstration kitchen, community garden, pet park and multi-purpose spaces. Residents also will participate in Montessori-informed programming and work spaces designed to stimulate residents’ sense of autonomy and self-expression.

The community also provides intergenerational interactions through a partnership with Nido and Montessori ONE Academy, an Association Montessori International (AMI)-recognized school for kids ranging in age from six-weeks-old to elementary schoolers.

The community’s project team also included Paaru Builders, Dekker/Perich/Sabatini and operator Insight Senior Living.

Advocacy Development Partners, Frontier Hold Grand Opening for California Community

Advocacy Development Partners and Frontier Management have announced the grand opening of The Terraces at Via Verde of San Dimas, a memory care community in San Dimas, California.

The community has 32 units for residents living with Alzheimer’s and other forms of dementia contained in two 16-suite neighborhoods. Each unit is slated to have walk-in showers, nurse call and emergency alarm systems individual thermostat controls and nine-foot-high ceilings.
