Confluent, MorningStar Break Ground on Denver Project
Confluent Senior Living and MorningStar Senior Living have broken ground on a new senior living community in Denver’s Observatory Park neighborhood.
The community, MorningStar at Observatory Park, is planned to have 81 units licensed for assisted living and memory care services. Amenities include an elevated courtyard, outdoor dining area, spa, wellness center, underground parking and a rooftop terrace.
Confluent Senior Living, which is a subsidiary of Confluent Development, owns the community, while MorningStar is its operator. Other project partners include architectural firm Hord Coplan Macht, general contractor Shaw Construction and interior design firm Thoma-Holec Design. If all goes according to plan, the community is slated to open in the summer of 2022.
Vitality to Transform Louisiana Hotel into Active Adult Community
Vitality Living is turning a former hotel in Metairie, Louisiana, into an active adult community.
As planned, the project will repurpose the 16-story Copeland Tower Suites hotel in Metairie, Louisiana, into a 95-apartment active adult community. The hotel’s nine meeting spaces are slated to become common areas. Amenities include a bar and cocktail lounge, wellness center and a spa and salon.
The project came together through an agreement with Al Copeland Jr. and Al Copeland Investments. The project is scheduled to open later this year in the summer.
Active Adult Community Underway in St. Louis Suburb
St. Andrew’s Resources for Seniors System has broken ground on a new $23 million active adult community in the St. Louis suburb of Eureka, Missouri.
The $23 million development, Summerville of St. Andrew’s, will rise on a plot of land adjacent to another St. Andrew’s community, St. Andrew’s at Francis Place. Plans call for 96 one- and two-bedroom units in 24 duplex cottages. The units will come with technological infrastructure already in place, for use with security systems, remote entry, personal monitors, health trackers, Wi-Fi and telehealth. Amenities include a neighborhood clubhouse and bar with restaurants and common space.
St. Andrew’s expects the first four duplexes to open later this summer, with a gradual completion schedule lasting through spring of 2022. The organization’s construction partner on the project is Bingham Construction.
Watercrest, Harbert Break Ground on Virginia Project
Joint-venture partners Watercrest Senior Living Groupjoint and Harbert Seniors Housing Fund II have broken ground on a new senior living community in Richmond, Virginia.
The community, Watercrest Richmond, is planned to have 98 units and amenities such as a grand promenade, fireplace, water wall, multiple dining options, theater, salon and spa, scotch and cigar lounge, balconies and “Southern-style” outdoor spaces.
Trustmark Bank financed the community and EMJ Corporation is handling construction. If all goes according to plan the community will welcome residents in the summer of 2022.
Texas Project Marks First in New United Church Homes Partnership
A new partnership between United Church Homes and developer Mission DG is underway, and already the organizations are working on a project in Texas.
Plans for the community, LIV Whisper Hills in San Marcos, Texas, call for 250 apartments. The project is underway and on track for an opening date in early 2022.
The joint venture between Mission DG and United Church Homes is meant to fund pre-development activities for new affordable senior housing communities in Texas. The two organizations are also exploring new opportunities for university-based senior housing communities.

Spectrum Opens Illinois Community
Spectrum Retirement Communities has opened a new senior living community in South Elgin, Illinois.
The community, Silver Glen Senior Living, is slated to have 180 apartments for independent living, assisted living, and memory care residents, alongside amenities such as outdoor space and two restaurants.
Spectrum will hold an official grand opening for the community in March.
Minnesota Community Completes Memory Care Addition
Harmony Place, a senior living community in Harmony, Minnesota, has completed a memory care addition.
The project added four apartments for residents living with Alzheimer’s disease and or other kinds of dementia. The addition also will provide residents a sun porch and common space. The renovation also included a new sunroom for assisted living residents.
Jaybird Senior Living is the community’s operator.

— Ryan Companies and Harrison Street have broken ground on a $117 million senior living community in Chicago.
— Plans are in motion for a new 120-unit assisted living community in Goshen, Indiana.
— Touchmark is adding memory care services to its Touchmark at the Ranch community in Prescott, Arizona.
