Vi Living Adding ‘Bigger Apartments’ at Florida Community

Roomier senior housing is in the works for Vi Living’s Vi at Bentley Village community in Naples, Florida.

The provider is planning to tear down three independent living apartment structures and replace them with a new 51-apartment building, according to Naples Daily News. The new apartments will come in seven floor plans and range in price from $1.5 million to $2.5 million, a representative for Vi told the local news publication.

The redevelopment project is aimed at giving seniors “bigger apartments,” the Vi rep said—a trend that’s arrived at other senior living communities across the U.S. An 18-hole golf course on the campus will also get some upgrades, including a new putting green, a practice area with a bunker, a new tee box and a new first hole.

Vi’s new project will officially be unveiled to prospective buyers on Jan. 22.

Highrise CCRC Planned on Arizona State University Campus

Pacific Retirement Services (PRS) last month closed on a $250 million bond for the construction of Mirabella at ASU, a 20-story life plan community located on Arizona State University’s main campus in Tempe, Arizona.

According to the plans, the 620,000-square-foot entry-fee community will have 304 units across the continuum of care, with apartment and penthouse dwellings that range from 751 square feet to 2,665 square feet in size. Amenities include four dining venues, an indoor pool and wellness center, an event center, a library and underground parking.

Opus Planning New Minnesota Community

The Opus Group has announced the start of construction on a new four-story, 147-unit senior living community in Minnetonka, Minnesota.

As planned, the project will include independent living, assisted living and memory care apartments, according to a press release. Ebenezer Management Services will operate the community.

The community will have amenities such as a salon, chapel, club room, full-service dining room, walking paths, a memory care garden, an orchard, outdoor water features and raised planter beds for residents to use.

Opus Development Company is the community’s developer and Opus Design Build is the design contractor. Opus AE Group is the project’s architect and engineer of record and Sperides Reiners Architects is the design architect. Additionally, Consilium Home is the interior designer on the forthcoming community.

Construction for the community is scheduled to complete in the spring of 2019.

Lifespire CCRC in Virginia Makes Progress

A planned LifeSpire of Virginia continuing care retirement community (CCRC) in Culpeper, Virginia, has moved closer to opening its doors to residents.

The 125,000-square-foot expansion, expected to open in early 2019, is slated to replace the currently used building with 133 new apartments, according to a press release.

Recent construction milestones include concrete walls and slabs that are substantially complete and a newly erected panelized load bearing wall system. Additionally, most of the forthcoming community’s stair and elevator shafts are complete and steel stairs have been installed.

Construction Underway at Erickson Community in Michigan

Fox Run, an Erickson Living community in Novi, Michigan, is getting its tenth residential building.

Workers are currently building Edison Place, a new 96-unit apartment home. The roof was completed in December and the exterior brick had been installed, according to a press release. If all else goes according to plan, construction is on track for a late-summer opening.

Fox Run contracted Brinkman Construction and Lantz-Boggio Architects for the development of Edison Place.

Work Starts for Mixed-Use Senior Housing in Denver

Pinkard Construction Company is currently working on a new mixed-use senior housing development for the Denver Housing Authority.

As planned, the development will include 176 units of senior housing, a health clinic and an adult day center, according to a press release. The community, VIDA, is replacing a used car lot, a small retail building and a former dormitory building. The project’s total construction cost is about $39.5 million.

Pinkard said it expected a healthcare provider to operate a clinic on the first floor, and the second floor is expected to be programed as a health-focused adult day center, potentially including a food delivery hub and farmers market, cafeteria, fitness program and an ADA accessible community garden on an outdoor terrace.

Parikh Stevens Architects is the project’s architect.

Florida Community Adds $102 Million Senior Living Tower

Non-profit senior care provider MorseLife Health System has opened a $102 million residential tower at its campus in West Palm Beach, Florida.

The new the 300,000-square-foot, 182-unit tower comes with a range of upscale amenities, including five restaurants, two areas for dining, a cocktail bar, a spa and salon, a fitness center, a pool, an art center and a theater, reported the South Florida Business Journal.

Newly built apartments range from one to three bedrooms, with monthly rent running between $5,400 and $7,700.

— A planned 542-unit luxury senior housing complex in Brighton Township, Michigan, is set to include a 162-unit assisted living and memory care community

— A retirement community in Winter Park, Florida, is planning to expand with a three-story skilled nursing building, a one-story memory care building, a new one-story clubhouse and 40 new villa units.

— Local planners in Chattanooga, Tennessee, have given the OK to a planned $25 million assisted living and memory care community.

— The city of Carrollton, Georgia, has approved plans for a new 102-unit active adult community

— A developer in Murfreesboro, Tennessee, is seeking to build a residential-commercial project that would include 167 units of senior housing.

In progress

— Construction for a luxury senior living community in Wasau, Wisconsin, is steadily moving along. The first phase of the project, which will include two 16-unit senior housing buildings, is scheduled to open this summer.

— Workers are nearly done building a new 72-unit memory care community in Arlington Heights, Illinois.
