MorningStar Senior Living Plans Groundbreaking for Colo. Community
Denver-based MorningStar Senior Living plans to break ground in Spring 2016 on a new community in Arvada, Colo. at 64th and Easley Road.
MorningStar Senior Living of Arvada is the sixth joint venture between affiliates of MorningStar Senior Living and Confluent Development, an investment firm also based in Denver. The project is MorningStar’s 16th ground-up development.
The new community will feature 141 suites for independent living, assisted living and memory care on 4.5 acres—71 suites for independent living, 41 suites for assisted living and 29 suites devoted to individualized memory care.
Unit floor plans will include studio, one-bedroom and two-bedroom suites, ranging from 340- to over 1,200-square-feet.
Residents will be offered personalized assistance with activities of daily living through 24-hour staffing and full-time licensed nurses. As for amenities, residents will be able to enjoy three executive chef-prepared meals in restaurant-style dining, a pool and spa, 24-hour bistro, fitness center, theatre/chapel, salon and planning activities and daily outings, housekeeping and linen service, concierge and scheduled transportation.
MorningStar plans to open an information center on the development site in 2016, with doors officially opening to residents sometime in fall 2017.
The architect for the project is Denver-based Rosemann & Associates.
Blake Management Group, Cardinal Ventures to Break Ground in S.C.
Blake Management Group, together with Cardinal Ventures, says groundbreaking is “imminent” for a new assisted living and memory care community in Charleston, S.C.
Dubbed The Blake at Carnes Crossroads, the new community is scheduled to open in early 2017.
Mississippi-based Cardinal Ventures is developing the 88,000 square foot property, which will consist of assisted living units in one- and two-bedroom floor plans; and a memory support facility comprising both studio and one-bedroom units.
The project site where The Blake at Carnes Crossroads will be developed is a master-planned community developed by the Daniel Island Company, offering medical offices, shops, restaurants, parks, a school and a church.
Blake Management Group is a privately-owned company that operates senior living communities in Alabama, Louisiana, Mississippi, Tennessee, and now, South Carolina.
A Blake Experience welcome center is expected to open near the site in the summer of 2016.

The Buckingham CCRC in Texas Celebrates $72 Million Expansion Project
The Buckingham, a continuing care retirement community (CCRC) in Houston sponsored by Senior Quality Lifestyles Corporation (SQLC), this week celebrated the construction start of a 183 new residences at its Memorial-area campus.
Located at 8580 Woodway Drive, The Buckingham currently offers 205 independent living residences, 43 private assisted living apartments, 16 private memory care apartments and 60 skilled nursing suites.
Recently, the CCRC acquired six additional acres to accommodate the expansion project at hand, and will add 106 independent living apartment homes, 27 assisted living suites, 18 memory care residences, 32 private skilled nursing rooms, more underground parking and surface level spaces.
New independent living apartment homes will be offered in one-, two-, and three-bedroom floor plans.
Irving, Texas-based Greystone Development Company, LLC, is serving as the development consultant for the expansion project. Dallas-based D2 architect firm will design the expansion, while other project partners include Andres Construction, Kimley-Horn and Bridget Bohacz & Associates.
The expansion is scheduled for completion in 2017.
Once completed, the $72 million construction project will add 80 new jobs to the local economy and provide housing for nearly 200 additional residents.
Integral Senior Living Tapped to Manage Dallas Community
Carlsbad, Calif.-based Integral Senior Living announced this week that it has been selected to manage Town Village North Dallas, which is currently undergoing a major remodel.
Town Village North Dallas is owned by Dallas TX 1 Senior Property, LLC, a wholly owned subsidiary of ROC Senior Housing Holdings, LLC.
The community offers 243 independent living and 26 assisted living units. Over the next few months, the multi-million dollar renovation will produce major enhancements to the community’s lobby and bistro/bar area, movie theater, fitness center, dining room, private dining room, outdoor area and upgraded apartment amenities—even an entire rebranding of the community.
Located in the heart of Dallas, Town Hall Village North Dallas is situated at 12271 Coit Road.
StoryPoint Senior Living Breaking Ground on Three Communities
Michigan-based StoryPoint Senior Living Company announced this past week it is breaking ground on three new senior living communities this fall and winter located in Portage, Mich., and the Ohio markets of Troy and Grove City.
The three new communities will consist of 92-116 independent living apartments, 30-42 enhanced assisted living apartments and 18-42 memory care apartments. Structurally, buildings will range from one-, two- and three-story components.
In terms of surface area, the buildings will be 186,000 to 228,000 square feet, offering 158-199 apartments.
Included within the communities will be a bistro, café and pub, along with a restaurant-style dining room for residents. Living options are designed for seniors who want the privacy of an apartment home with services such as meals, housekeeping, maintenance, transportation, activities, group outings, fitness programs, health and wellness opportunities, educational seminars and optional healthcare service should the need arise.
With over 35 years of experience developing and operating senior housing communities, StoryPoint operates close to 2,000 units throughout the Midwest. The company has 10 locations in Michigan and two in Ohio.
McFarlin Group Underway on Tenth Senior Living Project
Dallas-based health services developer and owner McFarlin Group this week announced plans for its newest senior living community in Gilbert, Ariz.
Mariposa Point of Gilbert Assisted Living and Memory Care began construction earlier this month and will include approximately 100 beds of assisted living and memory care.
The community, which is located near South Val Vista Drive and Willis Road in Gilbert, is situated to the neared Mercy Gilbert Medical Center.
Mariposa Pointe will serve both assisted living and memory care residents in spacious private apartments and suites, and will offer a variety of amenities and services.
Features include two interior landscaped courtyards, private dining amenities, a special events venue, a spa/salon and more. Additional services include transportation, medication management, nursing services and wellness programs, linen, laundry and housekeeping services, and assistance with activities of daily living.
McFarlin Group also announced the scheduled development of a new community, Mariposa Point of Surprise Assisted Living, located in Surprise, Ariz. Similar to the Gilbert facility, this new community will also serve approximately 100 residents in assisted living apartments.
The community will be situated on a six-acre site at the corner of North Stadium Way and West Young Street. A groundbreaking is planned for the first quarter of 2016.
Surpass Senior Living, an assisted living provider in Arizona and Texas, will perform the daily operations of Mariposa Point.
Over the last 10 years, McFarlin Group has been involved in the planning, financing and development of over $1.7 billion in total project costs and the development of a 4,900 senior living units.
Kentucky SNF Secures $50 Million Financing for Renovations, Expansion Projects
Rosedale Green, a skilled nursing facility (SNF) in Covington, Ky., announced this week that it has successfully closed on $48.7 million of Series 2015 bonds for a growth and redevelopment plan to renovate its existing building and expand with a second nearby location, which will provide assisted living and memory care.
The project is designed to the standards of the Household Model, a resident-centered, comfortable living environment for seniors regardless of needs.
The first phase of construction will build a new 74-unit senior living community in Elsmere, Ky., near Rosedale Green at 4520 Glenn Ave.
This project will consist of 54 skilled nursing beds, including long- and short-term care, and 20 assisted living memory care rooms. Construction on this phase began in October and is expected to be completed by October 2016.
Soon after construction begins on the new campus, a total renovation will begin on Rosedale Green, transitioning the community to the Household Model. Work is set to begin this month, with a expected completion by August 2017.
Currently, Rosedale Green sits on nearly 12 acres and encompasses 110,000 square feet, where the community offers rehabilitation, intermediate care, skilled care, palliative care, hospice care and dementia care.
Manhattan, Kan.-based Action Pact is providing consulting services for the project.
Rosedale Green is managed and operated by Kenton Housing, Inc.
Assisting Kenton Housing with the closing of the $48.7 million non-rated, fixed-rate, Series 2015 Bond was Ziegler, a specialty investment bank based in Chicago.
Calif. Master-Planned Community to Include Age 55+ Housing
Forestar Toscana Development Company, a venture between Foremost Companies and an affiliate of private investment firm Starwood Capital Group, this week announced construction has begun on Terramor, a new master-planned community in Southern California.
Located in Temescal Valley south of Corona, Calif., the community will offer 1,443 single-family homes across 961 acres to age-qualified 55+ and market rate buyers.
The terrain of the Terramor development will nestle homes into the rising hills, offering a community design reminiscent of elevated Mediterranean hillside living and European villages, the developers noted in a press release.
When completed, community residents will be able to enjoy five miles of trails and paseos that connect to a broader trail system, offering a walking and hiking component for active adults and families. Additionally, 22 acres of parks, ball fields, a basketball court, tennis courts, pickle ball courts and “tot-lots” will also be developed.
Terramor’s resort-style clubs will offer a variety of indoor and outdoor recreation spaces for all generations. Exclusively for age-qualified residents, The Terrace Club will feature a range of amenities, including a resort-style pool with surrounding cabanas, an extensive health center, multi-purpose ballroom, sports bar and billiards room, among other amenities.
The specific market for where Terramor will sit is “rich” with affluent, age-qualified buyers who are looking for a right-sized home, as well as an active, social community lifestyle, said Dave Schreiner, principal of Mature Market Strategies, who is assisting with the project.
Phase one of construction at Terramor has already begun. The developer will deliver blue-topped lots to builders in the third quarter of 2016. A community grand opening celebration and new home sales are expected in the first quarter of 2017.
Spectrum Underway on Construction for Texas Independent Living Project
Denver-based Spectrum Retirement Communities is underway on its latest senior housing development, Lake Travis Independent Living, in Austin.
Slated to open in 2017, the Lake Travis project is a 150,000 square foot community located on nearly six acres in Lakeway Regional Medical Center complex, directly north of Lake Travis High School.
The three-story community will offer 140 well-appointed residences, ranging in size from studio apartments to two-bedroom units.
Once built, residents will be able to take advantage of the community grounds replete with walking trails, as well as amenities that include chef-prepared dining, Colors of Spectrum wellness programs and entertainment activities.
Lake Travis Independent Living is Spectrum’s first community in Texas. The company owns and operates 30 senior living communities in 12 states from New York to Oregon. Currently, Spectrum oversees more than 3,500 apartments.
Spectrum has seven communities under construction and will manage 4,372 senior apartment homes in 2016.
In a previous “In the Pipeline” column, the project was listed as Lakeway Senior Living, however, Spectrum confirmed it has since changed the community name to Lake Travis Independent Living.

Tradition Senior Living Opens New Assisted Living Community in Dallas
Texas-based Tradition Senior Living announced this week it has opened a four-story assisted living and memory care building, which is an expansion of its existing independent living community.
Situated on 2.81 acres at 5555 Arapaho Road in Dallas, the new expansion sits catty-corner from the original community located at 15250 Prestonwood Blvd. and Arapaho.
The new building comprises 75 assisted living and 38 memory care apartments, totaling 138,000 square feet of construction.
With the new expansion, Tradition Senior Living currently has constructed 639 total units of independent living, assisted living and memory care.
Recently, Tradition Senior Living opened The Tradition-Lovers Lane, a senior living rental community proving independent living, assisted living and memory care. Also located in Dallas, the community is situated at 5850 East Lovers Lane.
Congress Companies Completes Mass. Assisted Living Project
The Congress Companies, a full service construction management firm headquartered in Peabody, Mass., recently completed construction of a new assisted living community in Easton, Mass.
The Residence at Five Corners is an 84-unit assisted living, independent living and memory care community located at 678 Depot Street in the heart of Easton at Five Corners.
Services and amenities at the new community include spacious apartments with kitchenettes, gourmet dining facilities, common areas for family gatherings, an exercise and physical therapy facility, onsite barber and beauty salon, computer center and media room, outdoor sitting and walking areas, scheduled transportation services and 24-hour security.
The Residence’s memory care neighborhood features private and semi-private apartments, multiple common areas, life skills station, a state-of-the-art security system and a secured courtyard. The Reflections Memory Care program will also be available to help residents with early stage Alzheimer’s disease and other memory impairments.
Norwood, Mass.-based LCB Senior Living owns and operates The Residence at Five Corners. The community was designed by The Architectural Team of Chelsea, Mass.
