Luxury $56 Million Senior Living Tower Planned for Houston
Dallas-based Senior Quality Lifestyles Corporation (SQLC) is moving forward with plans to build a new $56 million tower this year at The Buckingham community in Houston, reports Houston Business Journal.
The Tower at Buckingham will feature 187 new residences, including 104 independent living apartment homes, 22 assisted living suites, 18 memory care residences and 32 private skilled nursing rooms.
Construction is set to begin in the third quarter this year on the 11-story tower, with the expected completion date slated for 2017.
For the project, SQLC hired Texas-based Greystone Development Company LLC and Dallas-based D2 Architecture for the design.
Also contributing to the project is Dallas-based Andres Construction, North Carolina-based Kimley-Horn and Associates Inc., Houston-based Ziegler Cooper Architects and Maryland-based Bridget Bohacz & Associates.
Pathway Senior Living Closer to New 120-Unit Community in Illinois
Pathway Senior Living of Des Plaines, Ill., nears closer to its goal of building a new supportive living facility in Lake Zurich, a northwest suburb of Chicago, The Chicago Tribune reports.
At a Jan. 20 meeting, the Village Plan Commission moved forward plans for the 120-unit, three-story facility. Now, it heads to the Board of Trustees for final approval, which is expected to occur at its meeting Feb. 2.
Swift Hospitality Group Plans $12 Million Senior Housing Complex in Illinois
Swift Hospitality Group, a hotel developer and management firm based in Freeport, Ill., has the green light to develop a $12 million senior housing complex, which will be added to its Citizens Plaza development in Freeport, reports JournalStandard.
A 53-unit senior housing complex will be built on 3.38 acres at Citizens Plaza. The complex would feature 32 two-bedroom, independent living units and 21 private memory care units.
Having developed 16 hotel and commercial properties across the Midwest, Swift’s latest proposal involves a partnership with Monroe Clinic that will represent what that company says will be the “next generation of senior housing.”

Jewish Senior Services One Step Closer to Completing New $75 Million Facility
Jewish Senior Services is one step closer to completing the construction of a new “Household Model” facility on the Harry and Jeanette Weinberg Campus located on the former site of the Jewish Community Center in Bridgeport, Conn.
The topping out ceremony on January 22 marked the structural completion for the new $75 million, 372,000 sq. ft. building set to open in spring 2016.
The new campus will include 46 assisted living units in both one-bedrrom and studio floor plans; 18 skilled nursing households with 14 private bedrooms and bathrooms; two short-term rehabilitation households also with 14 private bedrooms and bathrooms, as well as indoor and outdoor courtyard therapy centers.
Features of the new intergenerational campus that will be available to families in the communities include an 18,000 sq. ft. fitness center; 25-yard, four-lane swimming pool; child care center; kosher bistro; multi-purpose room; and access to a variety of social, educational, recreational and spiritual activities.
As the first Household Model of senior care in the state, each of the households will have private bedrooms and bathrooms, along with other features such as a den, dining room, living room, patio and kitchen.
Perkins Eastman is the architect for the project and KBE Building Corporation is construction manager.
McShane Construction Tapped to Build Phase III of Luxury Illinois Project
Rosemont, Ill., builder McShane Construction Company announced this week that it has been selected by Essex Communities to complete the third phase of development at The Lodge of Northbrook, a luxury, active adult community in Northbrook, Ill.
After completing the original 58-unit Phase I and the new 20-unit Phase II at The Lodge, McShane Construction is currently underway with the comprehensive construction of the 37,880 sq. ft. Phase III expansion.
The new component will incorporate 18 additional one- and two-bedroom units with den configurations into the residential complex. Each private residence will be replete with spacious kitchens, a private studio terrace, large closest and in-unit washers and dryers, alongside upscale finishes including granite countertops, hardwood flooring in the kitchen and foyer, as well as stainless steel appliances.
Phase III also includes an additional elevator, a new informal dining room and an underground parking expansion.
Minnetonka, Minn.-based firm JSSH Architects, Inc., architect of Phase I and II, will provide the architectural services for Phase III of the development, which is slated for completion in December 2015.
Integral Senior Living to Manage New Calif. Communities
Carlsbad, Calif.-based operator Integral Senior Living has been chosen to manage two senior living communities currently under construction in Escondido, Calif.
Located in the North County area of San Diego, Felicita Vida Senior Living will be an assisted living and memory care community nestled among horse ranches, nature preserves and lakes offering studio, one- and two-bedroom apartments for residents.
Vista del Lago Memory Care is currently undergoing a complete remodel of an existing building and outdoor area. Upon completion, the 56-unit, single-story renovated facility will feature various state of the art services and amenities, including a demonstration kitchen, multiple activities areas and outdoor courtyards.
Felicita Vida Senior Living and Vista del Lago Memory Care are scheduled to be completed this year.
Miller-Valentine Group Moves Forward on Senior Living Expansion
Cincinnati-based Miller-Valentine Group is moving forward with plans to build 44 additional senior housing units at an apartment complex in Delaware, Ohio, reports Delaware News.
Delaware’s Planning Commission voted unanimously Wednesday to approve the preliminary development plan for the second phase of the Delaware Place project.
Currently, the site houses a four-story, 49-unit building and seven duplexes. For phase II, the building proposed is an almost 50,000 sq. ft., three-story structure.
Miller-Valentine Group, which owns the property, received a $1.1 million tax credit ahead of the construction of the complex’s first phase.

Hawaii Developers Open Fourth Assisted Living Community, Plans More
Honolulu, Hawaii-based real estate developer MW Group Ltd. recently opened its fourth assisted living community in Hawaii’s Pearl City and has plans for two more facilities already in progress, according to Pacific Business News.
The Plaza at Pearl City, which first opened its doors in November, is scheduled to hold a grand opening for the end of this month.
Located across from the Pearl Highlands Shopping Center, the new community will accommodate about 160 residents in independent, assisted living and memory care living arrangements.
MW Group plans to open a fifth Plaza Assisted Living property by the end of this year in Waikiki. A sixth Plaza community, a 146-bed 90,000 sq. ft. project, is set to open in 2017 in Kaneohe.
Housing Trust Group Opens $15 Million Senior Housing Complex
Housing Trust Group, of Coconut Grove, Fla., this week announced the opening of Village Place Apartments, a $15 million, 112-unit mid-rise development that is already 100% leased, MultiHousingNews reports.
The development, located in Fort Lauderdale, includes a mix of 82 one-bedrrom/one-bath units and 30 two-bedroom/two-bath unit mixes. Within the units, amenities include granite countertops and split-level designs, as well as low-flow plumbing fixtures, low-VOC paint, Energy Star appliances and windows, as well as energy-effieicent HVAC systems.
A swimming pool and fitness center are also featured at the gated entrance mid-rise community. Sotolongo Salman Henderson of Miami served as the project architect.
