Smith/Packett to Bring $28 Million Project to South Carolina
Senior housing developer Smith/Packett is believed to have a $28 million community planned for North Charleston, S.C., local The Summerville Journal Scene reports.
The Crossings at Wescott Plantation will be a 182-unit community providing housing options for independent, assisted living and memory care.
Project team members include Arlington, Texas-based GHLA architects; Thomas & Hutton Engineering from Mt. Pleasant; and Miler Properties from Summerville, S.C.
Developers hope to break ground in spring of 2015 for the project, which is anticipated to open 2016. Upon opening, The Crossings will be operated by Harmony Senior Services, a division of Smith/Packett.

Erickson Living Nears Completion of $59 Million CCRC Expansion
Come December, Erickson Living will open the doors of three new residential buildings on the campus of its Wind Crest CCRC in Highlands Ranch, Colo..
The first new residence building, McHenry’s Crossing, has 102 apartment homes and is scheduled to open in December of this year. A second building, the 74-apartment home Parry’s Crossing, will open in spring 2015 along with an additional club house.
Apartments in the three new residence buildings range in size from one bedrooms starting at 750-square-feet, to luxury apartments at 2,000-square-feet.
The architect for the expansion is Dallas-based JHP. Brinkmann Constructors, Inc. is the general contractor.
This $59.4 million expansion follows last year’s opening of a 144-apartment continuing care neighborhood at Wind Crest.
CNL Healthcare Properties Invests $16 Million for Texas Expansion Project
CNL Healthcare Properties is investing approximately $16.2 million to expand its 263-unit senior housing community on the Raider Ranch campus in Lubbock, Texas.
The expansion project, which is being developed with South Bay Partners, Ltd., and Integrated Real Estate Group, will house 42 independent living apartment units and 30 independent living villas.
The new development is adjacent to The Club at Raider Ranch and The Isle at Raider Ranch senior housing communities, which CNL acquired from South Bay Partners in 2013.
Combined, they have 153 independent living units, 80 assisted living and 30 memory care units. Once the expansion is complete, the combined campus will offer a variety of living and care options across the community’s 335 units.
Both The Club and The Isle are managed by Integrated Senior Living, LLC, which will also manage the new units.
Iowa Developers Break Ground on $11.9 Million Assisted Living
Senior Housing Management of Cedar Rapids, Iowa, along with Hubbell Realty Company are underway on an $11.9 million assisted living and memory care community in Johnston, Iowa.
The 64-unit Edencrest at Green Meadows will be certified through the Iowa Department of Inspections and Appeals, and will provide private apartments and a variety of amenities, including various common areas, a central dining room, exercise room, beauty salon, spa, country store sand private gathering area.
Edencrest at Green Meadows is scheduled to open in summer 2015.
FilBen Set to Open 200-Bed Assisted Living Property in Early 2015
FilBen Group, a developer, owner and operator of assisted living and skilled nursing facilities, announced this week that it will open a new 200-bed assisted living community in Middletown, N.Y., in early 2015.
Braemar at Wallkill was constructed and developed by FilBen Group, and will also be operated and managed by the company upon its opening. The name of the community derives from Braemar Living, the new brand for FilBen owned and operated facilities.
Additionally, FilBen is in the development stages of a new assisted living facility in Fishkill, N.Y. The company also plans to open The Brielle at Seaview in Staten Island in partnership with the Met Council in 2015.
Cain Brothers served as the sole underwriter on $35.5 million in financing for the development and construction of the facility.

ABHOW Completes $30 Million Renovation of Calif. CCRC
California non-profit ABHOW announced this week that it has completed construction of a $30 million transformation for Valle Verde, a CCRC in Santa Barbara.
Following construction that initiated in November 2012, the community will now offer 40 additional single-story residences, a renovated theater, convenience store, multipurpose art room and meditation room.
The community also renovated its card room, wellness clinic and fitness center, and will offer a new styling salon and library.
Providence Life Services Cuts Ribbon on Illinois Small Houses
Providence Life Services, an Illinois-based non-profit provider, held a ribbon cutting recently to celebrate the upcoming opening of three Small Houses at the Victorian Village Health and Wellness Center in Homer Glen, Ill.
The three new buildings on the Victorian Village campus are designed to house new services, including skilled nursing, memory care and rehabilitation—completing the full continuum of care at the community.
Combining professional care with a home-like setting, the Small Houses are built to resemble a single-family home. Two smaller buildings will house 10 residents each, and each individual has a private room and bathroom. Bedrooms surround an open kitchen, a library and a den.
The layout of the larger building is similar, though it includes a rehabilitation gym and will serve 30 rehab clients.
Each house, however, functions based on a universal worker: a CNA Providence calls a “Care Partner.” This staff member is trained to do an array of tasks, including laundry, meal planning and cooking and resident care. RNs will also be on staff for residents’ medical needs.
