Evans Senior Investments Closes Senior Living Community Transaction for $14.7 Million

Evans Senior Investments (ESI) recently announced the closing of Huntington Place, a senior living community in Janesville, Wisconsin, for the price of $14,700,000.  ESI negotiated the sale for the seller with a variety of senior living investors and operators from the Midwest and the nation, all located outside the state of Wisconsin.  The community’s 12 month trailing EBITDA was $1,125,000 resulting in a cap rate of 7.6%

“We were thrilled that within 54 days of Huntington Place being on the market, our team was able to procure 7 offers,” said Jason Stroiman, President and Founder of ESI.  “Nine out of ten times, an out of state buyer is willing to pay more than an in state buyer,” said Stroiman. “Not only does this maximize the price someone is willing to pay, but it also preserves confidentiality in the local marketplace.”
