Ventas, a healthcare real estate investment trust (REIT), recently filed an 8-K SEC filing that contained a presentation on its company that provided a current profile and discussed the company’s current financial statements and discussed its portfolio of properties. The presentation goes to great lengths to focus on the liquidity of the company and the borrowings on its balance sheet. The portfolio’s debt service coverage for its senior housing properties has coverage of 1.3X(times) and has 7,000 individual seniors contributing to the debt service coverage. One of the more interesting facts in the presentation is that Seniors Housing Asset Class contributed 51% of the Net Operating Income (NOI) in the 3rd Quarter of 2008. The presentation provides investors and industry players an overview of Ventas’s current focus and fiscal picture for 2009.
