Developers Near Construction on $30MM Michigan Senior Living Village

Brighton, Mich.-based Unified Property Group is readying a groundbreaking next month on its latest endeavor, a $30 million “senior living village” in Pittsfield Township, Mich., reports MLive.

The Pittsfield Township Planning Commission recently approved the final site plans presented by Unified Property Group, which call for a 175,000-square-foot building with 158 units and the capacity to serve 220 residents.

Specifically, plans include a two-story building with four wings dedicated to independent, assisted living and memory care residences.

Future construction phases also include plans for mixed-use development on site, including retail and office use equating to approximately 100,000-square-feet of frontage.

San Diego CCRC Breaks Ground on $15MM Village Center

Mount Miguel Covenant Village, a Covenant Retirement Community in Spring Valley, Calif., recently broke ground on a $15 million construction project that will be the community’s Village Center.

The 30,000-square-foot Center will house the neighborhood’s administrative offices, three dining venues, fitness center and pool, health clinic and examination rooms, among other amenities, stated Covenant Retirement Community in a release.

In addition to the Village Center, Mount Miguel completed renovations to its memory care unit earlier this year.

San Diego construction compnay BYCOR General Contractors and Portland, Ore.-based architecture firm Ankrom Moisan have been selected to design and construct the new building.

Covenant Retirement Communities expects construction to take 12-18 months with a grand opening scheduled for winter 2015.

Concrete Poured at Emerald Communities’ Washington Life Care Community

Emerald Communities is well underway on the development of the newest addition to its Emerald Heights Type A Life Care community in Redmond, Wash.

The company announced this week that construction has been poured for the sidewalk and surrounding apartment homes for Trailside, a new 43-unit apartment building on the Emerald Heights campus.

The building is beginning its final months of construction, as windows have now been secured and balconies are being developed, Emerald Communities stated in a release.

Features included with the campus’ newest building include full-equipped modern kitchens, optional gas fireplaces, landscaped views and underground parking.

Emerald Heights broke ground for Trailside in July 2013 to add more residences to its 38-acre wooded campus.

Currently, Trailside is 81% reserved as it nears its expected completion in fall 2014.

Meridian Realty Advisors Breaks Ground on New Texas Assisted Living Project

Dallas, Texas-based developer Meridian Realty Advisors broke ground this week on a new assisted living and memory care project in the San Antonio metro area.

The 57,000-square-foot development, The Heights at Shavano Park, will provide 40 assisted living and 44 memory care beds on 4.6 acres in the San Antonio suburb of Shavano Park.

The project is Meridian’s sixth undertaken with Austin-based Pi Architects.

Residents at The Heights will be able to take advantage of Pi Architects’ small-house memory care concept, where a 16-22 resident household is joined to a larger community.

Calif.-based Integral Senior Living will operate the new community, adding to the five long-term care communities the company currently manages in Texas.

The Heights at Shavano Park is expected to open in fall 2015.

StoneCreek Real Estate Partners Announces New Assisted Living Project for Texas

StoneCreek Real Estate Partners is in the midst of developing an 82-unit assisted living and memory care facility in Flower Mound, Texas.

Elan Oaks is the firm’s first community of a portfolio of properties that the company has under development. The building’s design includes 58 studio, one-bedrroom and two-bedroom assisted living apartments, as well as 24 private and semi-private memory care suites.

Elan Oaks will be owned and funded by a joint venture between StoneCreek Real Estate Partners and The Collin Fund with financing from NorthStar Bank of Texas.

The community will managed by Fort Worth, Texas-based Civitas Senior Living.

Aeon Opens Affordable Senior Housing Development in Minnesota

Minneapolis-based nonprofit developer Aeon held a grand opening this week for its first affordable senior housing development in Chaska, Minn.

The Landing, Aeon’s second development in Chaska, provides 54 units of affordable housing for low-income seniors living in the area. Developed under the Department of Housing and Urban Development (HUD) Section 202 program, The Landing’s rents are established at 30% of renters’ incomes.

The development incorporates green, sustainable features, with Aeon, Minnesota Municipal Power Agency and Avant Energy partnering to fund a geothermal heating and cooling system to further enhance the building’s long-term sustainability.

New York Nursing Home Debuts Reinvented Rehab Facility

A nursing home located in Medford, N.Y., has transformed its rehabilitation room, overhauling the 320-bed skilling nursing facility into the modern age.

Now known as The LUX at Medford, the 6,000-square-foot rehab suite is equipped with several rehabilitative technologies, including the OmniVR Virtual Rehabilitation System, Litegait for those who have difficulty standing or walking to alleviate fear of falling and virtual reality treadmills.

One of the most prominent features at The LUX at Medford is the Activities of Daily Living Apartment, which is designed to recreate a fully functioning apartment where residents can receive real-life training with the goal of being able to return to their homes with as much independence as possible.

The apartment includes a fully furnished bedroom, kitchen and marble bathroom meant to give residents the experience of going through a daily routine with the assistance of a staff member.

Additionally, residents can also simulate shopping at Giella’s Marketplace, giving them practice in a vital daily activity.

The LUX at Medford also features a mini-golf course and shuffleboard court as other amenities to help residents increase their range of motion, mobility and endurance.
